The court granted the tenant's motion, dismissing the case without prejudice. The court found that the landlord's termination notice contained mostly ambiguous and conclusory allegations about the tenant's cigarette and music use, thereby failing to provide reasonable notice to the tenant of the alleged nuisance claims.
